Getting Started

At our introduction, we will discuss your selling objectives, answer any questions, and give you a glimpse of the selling process. We will discuss ideas on pricing, market value, and any house preparations. We will provide you with a complete Comparative Marketing Analysis (CMA) for your property, along with your seller estimated Net Proceeds.

You're ready to Sell Your Home

Once you make the decision to sell, we will review and sign a standard Listing Agreement, along with all mandatory disclosure forms, and get your home listed on multiple MLS sites for the greatest exposure.

Preparing Home/Property

Prior to putting your home on the market, we will ensure your home is most attractive to all potential buyers. First Impressions are EVERYTHING. Sherri has a background in Interior Design. She knows how to showcase the best features of your home, the tricks of the trade, and stays current through a number of resources.

If staging is necessary, we will share options based on your property. In most cases, we do not charge for our staging services. Staging could include something as simple as rearranging furniture and adding a decorative touch, or more time-consuming projects such as bringing in staging props or interior painting. We will provide you with a detailed Home Preparation Consultation and Selling Tips Worksheet. At the initial walk through of your home we will assess what is needed for optimal gains in your home sale.

Determining List Price

Our team is motivated to help you price your home competitively at the start, starting with a detailed Comparative Market Analysis in the current market condition. 

Establishing the value and list price for your property involves researching, comparing similar properties, weighing factors including location, condition, amenities, and generating a custom Report.

Together we will arrive at a competitive price, aimed at generating strong buyer activity, and a successful sale.

We market your property by competitively Listing in Two MLS Listing Services: New Smyrna Beach Board of Realtors and the Daytona Board of Realtors.

At the same time, striving to limit non-productive exposure and protect your best interests while getting your home in Escrow. 

We will work with the appraiser to provide recent comparables supporting your sales-price, while ensuring all contingencies and repair requests are removed in a timely manner per the contract.

Close of Escrow
